Robert and Margaret Clendenen to John Finly, 126 acres,

21 March 1775, Deed Book 21, page 17, Augusta Co., VA

 

THIS INDENTURE made the twenty first day of March in the year of our Lord one thousand seven hundred and Seventy five between Robert Clendenen and Margaret Clendenen his Wife of Augusta County of the one part and John Finly of the said County of the other part WITNESSETH that the said Robert Clendenen and Margaret Clendenen for and in Consideration of the sum of five shillings Current Money of Virginia to them in hand paid by the said John Finley at or before the sealing and Delivery of these presents the receipt whereof is hereby Acknowledged hath granted bargained and sold and by these presents doth grant bargain and sell unto the said John Finley and his heirs one Certain tract or parcel of land Containing one hundred Twenty six acres in the aforesaid County and was formerly a part of said John Finleys land he now lives on BEGINNING at two white oaks on the old paton line thence north thirty degrees west three Hundred and Twenty poles to a white oak and black oak on a ridge thence north fifty two degrees west forty eight poles to two hiccory and a black oak by a Draft thence southwest forty two poles to a white oak by said draft thence south twenty one degrees west one hundred and fifty four poles to a pine and white oak on a Ridge thence south sixty nine degrees east twelve poles to two white oaks and a black oak thence south sixty seven degrees east sixty one poles to two black oaks and a hiccory on the side of a ridge thence south twenty eight degrees west ten poles to two hiccorys and a black oak on said Ridge thence south sixty seven degrees east seventy two poles to Ground oak on a branch thence North five degrees east twenty eight poles to a white oak thence north twenty eight Degrees east sixteen poles to a white oak thence south forty one degrees east one hundred and sixty three poles to two white oaks in a draft thence north sixty three degrees east thirty four poles to the BEGINNING and all houses buildings orchards ways water Courses profits Commodities hereditaments and appurtenances whatsoever to the said premises hereby Granted or any part thereof belonging or in any wise appertaining and the revertion and revertions remainder and remainders rents Issues and profits thereof TO HAVE AND TO HOLD the lands hereby Conveyed and all and singular other the premises hereby granted with the appurtenances unto the said John Finly his heirs Executors Administrators and Assigns from the day before the date hereof for and during the full term and time of one whole year from thence next ensuing fully to be Compleat and ended Yielding and paying therefore the rent of one pepper Corn on Lady day next if the same shall be lawfull demanded to the Intent and purpose that by virtue of these presents and of the statute for Transferring uses into possession the said John Finley may be in actual possession of the premises and be thereby enabled to except and take a grant and release of the reversion and Inheritance thereof to him and his heirs In WITNESS whereof the said Robert Clendenen and Margaret Clendenen have hereunto set their hand and Seal the day and Year first above Written

At a Court held for Augusta County March the 21st 1775 Robert Clindinen Acknowledged this his lease for land to John Finley Which is Ordered to be Recorded
