James Monroe Esquire Governor of the Commonwealth of Virginia To all to whom these presents shall come Greeting. Know ye that by virtue of two land office Treasury Warrants, "to wit": Three hundred & fifty acres by number two thousand six hundred and ninety three issued the eleventh of May seventeen hundred & ninety nine, & thirty acres by number two thousand four hundred & forty two issued the twentieth of March seventeen hundred & ninety eight there is granted by the said Commonwealth unto James Downing a certain tract or parcel of land, containing three hundred & eighty acres by survey bearing date the fifteenth day of November eighteen hundred, lying & being in the County of Brooke & bounded as followeth "to wit," beginning at a dead oak near white oak run twelve & a half poles South of a locust corner to Jacob Nesleys land North thirty one degrees West one hundred & fifty eight poles to a red oak North eight degrees east eighty poles to a black oak Nesleys corner North twenty eight degrees eat thirty six poles to a white oak North fifteen degrees east forty six poles to white oak, corner Jno Cooks land thence South sixty five degrees East one hundred & thirty two poles to a post, South twenty six degrees east two hundred & thirty four poles to a black oak, South twenty four degrees west one hundred & fourteen poles to a red oak & lynn thence South seventy six degrees West one hundred & forty two poles to the beginning with its appurtenances. To have & to hold the said tract or parcel of Land with its appurtenances to the said James Downing & his heirs forever. In witness whereof the said James Monroe Esquire Governor of the Commonwealth of Virginia, hath hereunto set his hand & caused the lesser seal of said Commonwealth to be affixed at Richmond on the twentieth day of July in the year of our Lord one thousand eight hundred & two & of the Commonwealth the twenty seventh.
