James and Nancy Downing of Clark County, Kentucky to Andrew Rice of Mercer County, 6 June 1795, 100 acres on Dicks River, Mercer County, KY, Deed Book 2:465.


THIS INDENTURE made this sixth day of June and year of our Lord one thousand seven Hundred and ninety five between James Downing and Nancy his wife of the County of Clark of the one part and Andrew Rice of the County of Mercer of the other part and all of the State of Kentucky Witnesseth that the said James Downing and Nancy his wife for and in consideration of the sum of one hundred pounds Current money of the State of Kentucky to them in hand paid by the said Andrew Rice the receipt whereof they the said James Downing and Nancy his wife doth hereby acknowledge and themselves therewith fully satisfyed and content hath Granted bargained sold alined and confirmed and by these presents doth Grant bargain sell alien and Confirm unto the said Andrew Rice one certain tract or parcel of Land containing by survey one hundred acres of Land situate & lying in the County of Mercer on the East side of Dicks River adjoining Joshua Burdetts Land on the West and David Floeds on the north and Bounded as follows To wit Beginning at a small Hickory Sugar tree and Dogwood said Floyeds North East lower standing in Burdetts line thence Extending along said Floyeds line South Eighty eight Degrees west two hundred poles to a Forked Dogwood tree Floyeds north West corner in Asel Davess line thence with Davis's line North two degrees West Eighty poles to a black ash tree standing in said Davises old line and David Finleys old line thence with said Finleys old line North Eighty Eight Degrees East two hundred poles to a hackbury Sugar tree and small Beech Joshua Berdits north West corner standing in said Finleys old line thence with said Berdetts line south two degrees East Eighty poles to the place of BEGINNING containing one Hundred acres be there more or less in the aforesaid Boundrays including the plantation and Improvements where on the said Rice now lives with all its apertenances To have and to hold the said tract of Land and premises with every of its appertinances unto the said Andrew Rice and his heirs forever and the said James Downing and Nancy his wife for themselves their heirs Executors and Administrators the said Lands and premises unto the said Andrew Rice his heirs Executors and Administrators shall and will Warrent and forever Defend against the claim or claimes of them the said James Downing and Nancy his wife their Heirs Executors and administrators or from any other person or persons claiming by or under him her or them and against the claim or claimes of every other person or persons whatsoever In Witness whereof the said James Downing and Nancy his wife for themselves their Heirs Executors and Administrators hath hereunto set their hand and affixed their seals the day and year first within written.
