This Indenture made this sixth day of September in the year of our Lord one Thousand Seven Hundred and ninety one Between James Downing and Nancy his wife of the County of Lincoln and State of Virginia of the one part and William Hunter of the County of Fayette and State aforesaid of the other part Witnesseth that the said James Downing for and in consideration of thirty pounds current money of Virginia in hand paid by the said William Hunter the Receipt Whereof he doth hereby acknowledge that he the said James Downing hath granted Bargained Sold Aliened and confirmed and by presents doth grant sell alien and confirm unto the said William Hunter a certain tract or parcel of Land containing one Hundred Acres and being in the County of Madison on the waters of Paint Lick creek on and East Branch of said Creek and bounded as followeth (viz). Beginning at beach and Sugar Trees thence South 70 West 170 poles to Humphery Tomkins line a Hickory and Sugar Tree thence with Tomkins Line No 20 W 70 to a Black Oak and Dogwood thence W 56 E 176 poles to an ash and Sugar Trees thence So 20 E 120 to the Beginning corner and all the estate right title interest claim and demand of him the said James Downing of in and to the Said Land and premises and all deeds evidences and writings Touching or in anywise concerning the same To Have and to Hold the said Land and premises hereby bargained and Sold with the appurtenances to him the said William Hunter his Heirs and assigns forever to the own proper use and behoof of him the said William Hunter and of his Heirs and assigns forever and the said James Downing and Nancy his wife doth covenant and agree to and with the said William Hunter his Heirs Executors administrators and assigns that the said James Downing his Heirs Executors and administrators shall and will warrant and forever defend the Land and premises with the appurtenances hereby Bargained and Sold to him the said William Hunter his Heirs Executors Adm and Assigns against claim of all and every other person whatsoever in Witness whereof the said James Downing and Nancy his wife hath hereunto set their hands and affixed their Seals in the day and year above written.
